The report from the Denver Metro Association of Realtors (DMAR), covered by The Denver Post, highlights an unusual dynamic in the Denver metro housing market: completed transactions dropped steeply, yet home prices and active inventory remained remarkably stable, defying typical real estate patterns.Key Highlights from the Report
- Sharp Drop in Closings: Closed home sales fell by 18.99% (nearly 19%) compared to July, landing at 3,068 closed transactions. Year-over-year, sales were down roughly 17.35%.
- Prices Held Steady: Despite the steep drop in volume, the median sale price dropped by only 1.74% from July to $594,495. Compared to the same time last year, the median price was virtually unchanged (down just 0.25%).
- Inventory Remained Flat: In a typical market slowdown, a drop in sales leads to an inventory buildup. Instead, active listings stayed nearly level at 13,080 homes (down 0.27% month-over-month and up only 0.16% year-over-year).
- Slower Decisions and More Days on Market: Homes took longer to go under contract. The median days in the MLS rose to 27–29 days (up from 21–22 days in July), giving buyers more breathing room to evaluate properties and negotiate concessions.
- Sellers Acted as a Stabilizer: Sellers pulled back alongside buyers rather than flooding the market, with new listings declining by roughly 10% from July. This restrained supply prevented excess inventory and kept price floors intact.
- Buyer Demand Didn’t Disappear: Elevated mortgage rates (hovering around 6.7%) caused buyers to hesitate and negotiate harder, but pending contract signings actually rose slightly (up 2% to 3% from July). This indicated that demand was deferred rather than dead.
- A Split Market: Detached single-family homes performed much better than attached homes (condos and townhomes). Detached home prices remained flat year-over-year at a median of around $649,500, while attached homes saw median prices drop roughly 4.9% to around $370,000.
